How do they work? Points & Lender Credits

Lender credits let you save money on closing expenses in return for a higher interest rate.You may make compromises in how you pay for your mortgage and closing fees using points and lender credits. Points, also known as discount points, are used to decrease your interest rate in return for a one-time payment. Lender credits let you save money on closing expenses in return for a higher interest rate.Whether you obtain a lower interest rate, certain lenders may use the term points to refer to any upfront cost that is determined as a percentage of your loan amount. Some lenders may also provide lender credits that are unrelated to your interest rate, such as a promotional offer or to compensate for an issue.

You may use points to trade off your upfront expenditures vs. your monthly payment. You pay more upfront when you pay points, but you get a reduced interest rate and so pay less over time. For someone who knows they will have the loan for long period, points might be a smart option. It's also crucial to keep in mind that a loan with one point from one lender may or may not have a cheaper interest rate than a loan with zero points from another lender. Each lender has its unique price system and depending on whether you pay points or not, some lenders may be more or less expensive overall than others. 

Lender credits function in the same manner that points do, but in the other direction. You pay a higher interest rate, but the lender compensates you with funds to cover your closing costs. You pay less upfront when you obtain lender credits, but you pay more over time due to the increased interest rate. A loan with a one-percent lender credit from one lender may or may not have a higher interest rate than a similar loan from a different lender with no lender credits. Regardless of whether you receive lender credits or not, each lender has its own pricing system, and some lenders may be more or less expensive overall than others.
